The Estate as Working Environment
Bay Pond Shaw is not a conference venue. It has no breakout rooms, no syndicate suites, no delegate registration desks. What it has is 13.6 acres of ancient, privately managed High Weald landscape, a medieval hammer pond, and the particular quality of thinking that comes from spending a day away from built environments altogether.
Corporate events at Bay Pond Shaw are available on an exclusive-use basis for small groups — typically senior leadership teams, strategic working groups, or specialist units for whom the quality of thinking environment matters more than the provision of standard conferencing infrastructure. We offer the estate. Groups bring their own agenda, their own facilitation, and their own catering arrangements.
The value proposition is straightforward: there is substantial evidence that extended time in natural, low-stimulation environments produces measurable improvements in focused thinking, interpersonal quality, and the kind of strategic clarity that is difficult to achieve in urban or campus settings. Bay Pond Shaw provides that environment with a quality and exclusivity that is rarely available within practical distance of London.
We host a small number of corporate groups each year. We are selective — not commercially, but ecologically. The estate has a finite capacity for human presence, and the groups we host are those whose way of working is compatible with a place that has its own priorities.
Three Formats of Estate Use
Bay Pond Shaw supports three distinct formats of corporate estate use, all available on an exclusive basis. None involves standard conference infrastructure — groups work with the estate as it is.
The Outdoor Working Day
Full exclusive use of the estate for a single working day. The outdoor working day is structured around the estate's natural geography: morning sessions in the open meadow or at the lake margin, walking discussions along the woodland tracks, and informal working sessions in the estate's covered outdoor shelter.
Groups bring their own facilitation, their own agenda, and their own catering. The estate provides the environment, the quiet, and the specific quality of attention that comes from working in a landscape with no ambient urban noise, no passing traffic, and no incidental visual stimulation beyond ancient trees and open water.
The outdoor working day is appropriate for groups of up to forty people. It is best suited to sessions that benefit from extended, uninterrupted discussion rather than structured presentation or breakout activity. Strategy reviews, leadership team alignment sessions, and creative direction days are the formats that work best in this setting.
The Conservation Working Visit
A structured day of practical conservation work on the estate, undertaken by the group as a collective activity. Conservation working visits are available for corporate groups seeking a genuinely substantive engagement with environmental work — not a token gesture, but a day that makes a measurable difference to the estate and produces a comparable effect on the people who deliver it.
Tasks are seasonal and agreed in advance based on the estate's actual conservation programme at the time of the visit: woodland management, wetland margin clearance, pond bank maintenance, grassland restoration, or similar hands-on work that requires coordinated group effort and produces visible, lasting results.
The conservation working visit is particularly well-suited to corporate social responsibility programmes, team development objectives, or organisations with environmental commitments that they wish to honour in a more substantive way than a standard volunteering half-day. The estate can provide documentation of the work completed for CSR reporting purposes.
The Team Fishing Day
Exclusive hire of the medieval hammer pond for a single team. Fifteen numbered platforms along the natural shoreline — one rod per platform, so a team of up to fifteen fishes the lake with no crowding, no waiting, and no one looking over their shoulder. Complete beginners are expected and welcome: a guided introduction to still-water fishing opens the day, and the lake’s established carp do the rest.
The format works because fishing does something no facilitated exercise can: it slows a group down together. Conversation happens sideways, at the water, between takes. Teams that arrive as colleagues tend to leave having spoken to each other properly for the first time in months. A quiet competition format — heaviest fish, most fish, first fish — is available for teams that want an edge to the day, settled at the estate shelter afterwards.
All fishing is catch-and-release on barbless hooks under the estate’s ecology-first protocol. Tackle can be arranged for groups without their own. The team fishing day is suited to groups of four to fifteen; larger organisations typically combine it with the outdoor working day, splitting the group between the lake and the meadow and rotating at midday.

Practical Information
The following practical specifications apply to all corporate events at Bay Pond Shaw. They are provided in full so that event organisers can assess suitability before making contact.
Corporate Event — Practical Brief
Maximum 40 people. Both formats operate on an exclusive-use basis — no other groups will be present on the estate during your event.
Standard corporate events run from 9:30am to 5:00pm. Earlier access or later departure can be arranged where the estate's own schedule permits. All corporate hire is day access only.
The estate does not provide catering. Groups must arrange their own. External catering suppliers are welcome to attend with prior agreement — delivery vehicle access is available to the estate's covered shelter area. Groups using self-catering arrangements must remove all waste from the estate on departure.
Bay Pond Shaw has no wi-fi. Mobile data coverage is limited to intermittent 4G signal. This is considered a feature rather than a limitation for the format of events the estate is suited to — but groups with hard connectivity requirements should be aware of it before booking.
There is no mains power connection available to event groups. For events requiring device charging or low-power equipment, groups should bring their own portable power provision. Generator hire is available if required — all generators must be sound-suppressed and positioned at an agreed distance from the lake margin and woodland.
The estate is located at Risden Lane, Sandhurst, Cranbrook, Kent TN18 5HP — approximately 55 miles south-east of central London, with a journey time of approximately 90 minutes. Parking for up to 20 vehicles is available within the estate approach lane. Coaches cannot access the estate — private cars or minibus only.
Corporate events are available year-round, subject to the estate's management calendar. Spring and early summer (April–June) availability may be restricted during the bird breeding season. Corporate events are not available during the estate's fishing hire season unless the lake is confirmed as not in use. Specific dates are confirmed at the point of booking.

All hire is exclusive — the entire estate, for your group only. Rates are available on enquiry and depend on format, duration, and group size. Catering is arranged separately and brought in by the group.

Corporate days at Bay Pond Shaw are structured around the estate itself. There is no fixed itinerary — each day is agreed individually. Below is a representative shape for a full-day conservation and strategy session.
Arrival
Private parking at the estate entrance. Informal arrival, estate orientation, and welfare briefing. No PowerPoints. No introductory slide decks.
Conservation Working Session
Guided practical conservation task on the estate — scrub clearance, woodland edge management, meadow preparation, or pond margin work. Physical, purposeful, and directly connected to the land you are standing on.
Estate Walk & Debrief
Guided tour of the full estate with ecological and heritage context from the estate team. The hammer pond, the ancient woodland, the High Weald landscape. Time to think and talk without distraction.
Lunch
Groups bring their own food or arrange outside catering. Welfare facilities available. Lunch at the lake margin or in the woodland, weather permitting.
Strategy or Team Session
Unstructured open time for your team’s own agenda. Facilitated discussion, planning, or simply a working afternoon in a remarkable environment. The estate provides the setting; you provide the agenda.
Close
Depart by arrangement. The estate returns to silence.

Weather Policy
Events at Bay Pond Shaw take place on open land and are weather-dependent. The estate does not cancel bookings due to poor weather, and we recommend clients have contingency plans for wet conditions. Should the estate determine that access or safety is genuinely compromised by extreme weather, a full reschedule will be offered at no charge. Routine rain, wind, or cold does not constitute grounds for an estate-initiated cancellation.
Cancellation & Rescheduling
The 50% deposit is non-refundable in all circumstances — it secures your exclusive date. If your plans change, rescheduling is often the better option.
- FREE MOVE 28+ days' notice — Transfer your deposit to a new date at no charge, subject to availability. If you prefer to cancel outright, the deposit is forfeited and no further amount is owed.
- 14–27 DAYS 50% of the total event hire fee is retained. The remaining 50% is refunded.
- UNDER 14 The full event hire fee is non-refundable.
All cancellations must be confirmed in writing by email. Notice is calculated from the date written notification is received. Full terms are set out in the booking confirmation.

Private Events
Bay Pond Shaw is also available for private occasions where the setting itself is what matters. One party. No other guests. No venue manager with the next booking waiting.
Looking for a present rather than a party? A day on the lake can be given as a gift voucher — valid twelve months, booked whenever they’re ready.
Milestone birthdays, anniversaries, ceremonies, family gatherings, christenings, retirement celebrations, and private retreats for small groups who understand that some days are worth doing properly. Day hire only. Rates on application.
One boundary, held without exception: the estate does not host wedding ceremonies or receptions. It is the wrong scale of day for this landscape — and the right days are better for it.
Private events are exclusive use, up to 40 guests. Children and well-behaved dogs on leads welcome.
What a Private Event Day Looks Like
Exclusive Access
The entire 13.6-acre estate is yours for the day. No other parties, no staff on site beyond what is needed. Arrive and use the space entirely as your group requires.
Arrival & Setup
Standard access from 10:00am. Early arrival from 8:00am can be arranged. On-site parking for up to 20 vehicles. Catering arranged independently by the group.
The Lake & Woodland
The lake and 1.6 acres of ancient woodland are included in the hire. Groups can walk the perimeter, use the platforms, and enjoy the woodland paths throughout the day.
Departure
Standard departure by 7:00pm. Late departure to 9:00pm can be arranged at the time of booking. All equipment and catering materials must be removed by departure.
40ths, 50ths, 60ths and beyond. A day on a private ancient estate is a genuinely different kind of celebration. Day hire for up to 40 guests.
Renewal of vows and significant anniversaries — quiet, private milestones on a private estate. Completely yours for the day.
