The estate is 13.6 acres of genuinely undisturbed countryside. No telegraph poles, no overhead cables, no modern agricultural buildings within the visual field. The lake has never been subject to bank engineering, recreational development, or visible visitor infrastructure. It looks exactly as it has for centuries — because it is managed to look exactly as it has for centuries.
Location hire at Bay Pond Shaw is managed on an exclusive basis: one production per hire period, with full estate access. All logistical arrangements are agreed individually and subject to the estate's environmental protocol, which is non-negotiable and forms part of every hire agreement.

The 1.3-acre hammer pond and its surrounding earthen dam structure form the estate's most visually distinctive shooting environment. The water body is a tannin-rich, ancient hammer pond of exceptional surface reflectivity — particularly at dawn and dusk when the surrounding woodland canopy creates a near-perfect mirror condition.
The pond has no modern infrastructure visible from any camera position established around the estate. No boat landings, no artificial bank reinforcement, no safety fencing. The dam structure itself is a period feature — earthen, aged, and entirely authentic to its medieval origins.

The gill streams that thread through Bay Pond Shaw's ancient woodland are clearwater channels of exceptional visual quality — shallow, fast over sandstone and ironstone substrate, with a continuous canopy of ancient alder and oak that filters the light into the dappled, high-contrast patterns characteristic of English woodland cinematography at its finest.
The stream corridor provides a naturally defined linear shooting environment: intimate, acoustically contained, and of a scale that allows handheld, Steadicam, and drone low-level passes within the canopy gap. The water is clean, shallow, and safe for wading crew.

These marginal zones carry sedge, yellow iris, and fern communities over an irregular, silted substrate that catches and holds light differently at every hour of the day. In winter, they hold frost and ice patterns of rare visual complexity. In summer, they are a wall of green with the lake surface visible only in glimpses behind the marginal growth — a quality of visual layering that is extremely difficult to replicate artificially.

All location hire at Bay Pond Shaw is subject to the estate's environmental protocol. The following specifications apply to every hire, without exception. They are communicated here in full so that productions can assess suitability before making contact.
Maximum 20 crew members on estate at any one time. Larger productions must be phased across multiple call sheets and may require extended hire periods to accommodate. All crew members must be briefed on the estate protocol before arrival.
The estate is accessed via a single track lane. Vehicle access beyond the estate boundary is limited to two production vehicles (e.g., camera truck and unit base). All additional crew parking must be arranged off-site. Heavy vehicles require prior approval and may be refused on grounds of track and ground condition.
There is no mains power connection to the estate. All on-location power must be self-supplied via generator. Generator placement must be agreed with the estate in advance. No generator may be positioned within 50 metres of the lake margin or within the gill stream corridor.
All generators operating within the estate must be sound-suppressed. Amplified playback and practical effects sound must be agreed on a case-by-case basis. The estate supports a significant bat and breeding bird community — noise management is an ecological obligation, not a preference.
Mobile signal is excellent across the estate — 4G coverage is strong and reliable on all major networks. Production teams can use mobile data for communication, remote monitoring, and file upload throughout the shoot. There is no fixed wi-fi on site; a mobile hotspot is recommended for data-intensive requirements.
Drone operation is permitted subject to prior agreement and standard CAA compliance. Low-level drone passes within the woodland canopy gap are permitted. All drone operations must maintain a minimum distance of 30 metres from any visible bird nesting activity. Drone operations during the April–July breeding season require enhanced assessment prior to hire agreement.
All production equipment, cabling, catering waste, and temporary structures must be removed from the estate within the agreed wrap period — typically no later than 24 hours after the final shooting day. Ground cover, vegetation, and marginal habitat disturbed during the production must be assessed on departure and any remediation agreed.
No introduced plant materials, pyrotechnics, water colouring agents, or motorised watercraft of any kind. No artificial lighting rigs within the gill stream corridor without express prior permission. No removal of deadwood, plant material, or substrate from the estate under any circumstances.
Minimum hire period is one full shooting day (including recce, setup, shoot, and wrap). Multi-day hire periods are available and preferred for complex productions. Recce visits are arranged separately prior to hire agreement confirmation.
Bay Pond Shaw is located at Risden Lane, Sandhurst, Cranbrook, Kent TN18 5HP — approximately 55 miles south-east of central London. Journey time from central London is approximately 90 minutes by road under normal traffic conditions.
Recce visits are available by appointment and are strongly encouraged before any production booking is confirmed. The estate is visually distinctive but also specific in its character — the light quality, the access logistics, and the relationship between the three location zones are best understood on the ground, not from images.

Recce Duration

Recce visits are free of charge for productions with confirmed shoot dates under discussion. Speculative recces (no proposed dates) may be subject to a nominal site fee — confirmed on enquiry.

We accommodate everything from a solo photographer spending a morning at the lake to multi-day broadcast productions requiring full estate exclusivity. All bookings include exclusive use of the estate for the agreed period — no other parties on site, no interruptions.

Weather Policy
Filming and photography sessions run in all conditions at the discretion of the production team. The estate does not cancel sessions due to weather. In exceptional circumstances where extreme weather makes access or safe working impossible, the estate will offer a full reschedule at no charge.
Cancellation & Rescheduling
The 50% deposit is non-refundable in all circumstances — it secures your exclusive date. If your plans change, rescheduling is often the better option.
All cancellations must be confirmed in writing by email. Notice is calculated from the date written notification is received. Full terms are set out in the booking confirmation.
